At Patton we appreciate that every project is unique. However, where applicable, we follow a sequence of processes in order to ensure a comprehensive service is delivered to our clients. Depending on our appointment, we typically follow work stages from inception through to completion in accordance with the RIBA Plan of Work. The main work stages we follow, which we explain in detail to our clients prior to appointment, are as follows:
Stage 1 – Project Brief and Strategy
An initial consultation in held with our clients to establish the project brief and objectives. A feasibility study of the site is completed to establish the best strategy for the project. A detailed site survey is completed in order to collate all the necessary information for the design stage.
Stage 2 - Concept Design
Concept design is produced based on the detailed brief. Ideas presented to the client for approval. Final concept design is decided upon.
Stage 3 - Developed Design
Conceptual design is developed into detailed information suitable for a formal planning application. Planning application is submitted and managed through to the approval.
Stage 4 - Technical Design
Detailed construction information is produced for accurate costing, building control approval and the construction stage. Contractor is selected and appointed via competitive tender.
Stage 5 - Construction
Construction phase of the project is overseen. Works are monitored and the building contract is administered to ensure the works are completed in accordance with the design and specification.
Stage 6 - Completion
Once practical completion is reached, the works are certified accordingly. Rectification of defects is overseen during the defects liability period.
Specialist Consultants
The majority of projects that Patton manage require input from other specialist consultants to help support a successful project. We have strong working relationships with all the necessary parties, including Planning Consultants, Party Wall Surveyors, Rights of Light Surveyors, Structural Engineers, Quantity Surveyors and Landscape Designers, all of whom we can recommend as required.
